Building Information Modeling (BIM) is a collaborative digital process that integrates data to improve all phases of the construction project’s lifecycle—from design and construction to maintenance and operation. However, despite significantly revolutionizing the construction industry, BIM’s full potential remains limited due to collaboration challenges and workflow inefficiencies. Latest advancements, such as Digital Twin Technology, have opened new prospects to extend BIM’s potential by providing dynamic, real-time data integration between virtual models and physical assets. This research aims to develop a comprehensive framework that combines multiple agile methodologies, such as Scrum, Kanban, SAFe, and Lean Six Sigma—alongside Digital Twin Technology to optimize the BIM process and enhance its efficiency in construction projects. The main goals of this proposed framework are to address the persistent challenges, including delays, cost overruns, waste reduction, team and task management, and limited responsiveness to change. The proposed framework aims to make BIM more applicable and practical for real-world projects. By setting operational standards and providing practical guidelines, it helps participants use BIM more effectively and improve their proficiency in a wide range of aspects. Thus, this paper offers both theoretical insights and highlights the potential for practical application of integrated project management approaches with Digital Twin in BIM-enabled construction projects, potentially redefining how construction projects are managed, monitored, and executed in dynamic IR 4.0 environments.
